Hosting travelers like you is always a pleasure and we’re excited to help you get to know our home away from home. We’ve compiled some valuable sightseeing tips and local insights in this guide, as well as our house rules.
Please confirm that house rules have been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you will have the option of cancelling without a booking penalty fee.
Within this guide, you’ll find everything necessary for a safe, fun & adventure-filled stay in our home. You’ll also find our contact details in case you need any assistance during your visit. Please don’t hesitate to reach out to us.

House Rules & Basic Information

We will send you check-in information including door entry code on the day of your arrival. If you want to request an early check-in or late check-out, we may be able to accommodate you for a $15 per hour additional fee. Please reach out to us, and we’ll do our best to arrange for you!

PARKING:
We have room for up to 4 cars in the driveway.
Massanutten does not allow parking on the street (you will be towed or booted at your own expense!).
Driveway is brand new in 2025. Please do not turn wheels while car is not in motion as it will ruin the new asphalt.
The driveway is steep and requires 4WD in icy/snowy conditions. The remainder of the time, a 2WD is sufficient; however, may be challenging for some guests.
You may use the overflow parking next to the nearby community MPOA pool for extra parking during your stay.
**In winter months, we recommend travel insurance as we cannot provide refunds due to weather/road conditions.**
HOUSE RULES:
Kindly respect the check-in and check-out times. Late check-out will incur a fee.
Do not share home access code with unregistered guests.
No parties or large gatherings.
Smoking is strictly prohibited within the home. Additional cleaning fee will be charged.
Respect neighborhood quiet time from 10pm to 8am.
Prohibited activities include the use of illegal substances.
Up to 2 pets are allowed with a pet cleaning fee of $75 per animal.
Ensure windows are closed and doors are securely locked when you’re away.
Please do not use indoor fireplace.
Outdoor wood fires are not allowed in Massanutten; feel free to use the propane fire pit below the deck following the rules on the sign posted.
Drones are not allowed in Massanutten.
Please note that you will be held liable for cost of any damages to the home and/or its furnishings.
INCLEMENT WEATHER:
Our driveway is steep so ensure your cars have 4WD if there is inclement weather expected during your stay. The remainder of the time, a 2WD is sufficient; however, may be challenging for some guests.
Shovel & ice melt are in the main floor master closet.
If it snows during your stay, we will clear the driveway and front/back decks on main floor after the storm has passed and as soon as it’s safely possible.
Please reach out to us if you need to request extended time for checkout or an extra night stay, and we’ll do our best to accommodate.

HOUSE GUIDE:
Pack & play and high chair are in the main floor master closet.
Extra toilet paper is in the laundry room, and extra paper towels are in the pantry. Please let us know if you don't have enough during your stay.
A small handheld vacuum is in the laundry room, and there is a broom & dustpan in the main floor master closet.
Make sure to keep doors (including sliders) closed at all times and locked when you leave. Do not lock the bottom handle on the front door!
Owner's closet in upstairs king bedroom will be locked and should be kept locked at all times.
The upstairs kids room has stacked twins that can be taken off if you need three or four twin beds (versus two). They are heavy so please be careful moving and put them back before you leave.
Sheets and extra pillows for living room pull-out sofa are in the black cabinet in the main floor master bedroom.
Sheets and extra pillows for the extra twins in kids room are in the drawers in the closet of that bedroom.
Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. We do not take any responsibility for the consumables.
POOL PASS:
Pool pass is valid for MPOA pool (4003 Peak Dr, Massanutten, VA 22840) and will be hanging in the laundry room.
Pool Hours: Saturday-Thursday from 11am to 7pm and Friday 11am to 9pm
Follow MPOA Pool and/or Massanutten Village on Facebook for updates about closures or special events.
Entry for guests is free if you bring pool pass with you. Pool guest count cannot exceed 12.
Please put pool pass back in laundry room before you leave. There will be a fee of $50 for lost or stolen pool pass.
HOT TUB RULES:
5 people maximum at one time.
Maintenance comes weekly for hot tub. They may visit during your stay to ensure the water is clean & safe. They will only walk around back and please let us know if they are a bother.
Shower with soap and water before you come in.
Enter and exit the Hot Tub slowly.
Please no jumping or diving.
Do not bring glass in or near Hot Tub.
Do not use alcohol, narcotics, or medications.
Elderly persons must consult doctor before use.
Pregnant women should consult doctor before use.
Children must be supervised by an adult at all times.
Do not enter if temperature is over 104 degrees Fahrenheit.
Limit your soak to 15 minutes, and cool off before re-entry.
Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult with doctor before entering the Hot Tub.
Please replace Spa cover after each use.
Please do not sit or lie down on the cover.
Please turn off jets after use.
Please do not use soaps or oils in Spa.
CHECKOUT RULES:
Kindly respect checkout time. Late check-out will incur a fee.
Place all used towels in laundry room.
Remove all used sheets and place in laundry room. Keep comforters on their beds.
Please clean & put away all dishes and unload dishwasher before leaving.
Turn off all lights and unplug small appliances.
WINTER: Keep heat on & set thermostat between 66-68.
SUMMER: Leave the air on & set 78-80.
Bag up all trash and take with you. You can dump at MPOA Community Dumpsters located at 4003 Peak Drive in the back of the parking lot. A trash clean-up fee will be charged if you leave trash behind.
Lock all windows & doors and close blinds. Close both sliders. Do not lock handle on front door.
Make sure to leave pool pass hanging on hooks in the laundry room.

Massanutten Resort
A-Frame of Mind is located minutes from Massanutten Resort which has countless amenities to enjoy. It's a 6,000-acre four-season playground for visitors of all ages with 1,110 feet of vertical terrain, the most out of any other resort in Virginia, Pennsylvania, or Maryland. The resort is located at 2,922 feet of elevation.

Massanutten’s Western Slope offers more than thirty miles of trails for the outdoor enthusiast. Trail Maps are available at the Mountain Bike Rental Shop and Concierge Desk. A Resort Recreation Pass is required for all trail use. More information available here.
Spring-Fall: Enjoy a scenic chairlift ride up Massanutten's signature Creekside Lift and new Peak Express Lift to capture the panoramic views of the surrounding ski slopes & mountains. Hours & Rates available here.
You can also enjoy the Mountain Bike Park which the Shenandoah Valley and Blue Ridge Mountains are known for. The lift-served Bike Park in Massanutten will allow you to experience world-class mountain biking without the climb! Fishing is available at either Hopkins or Painters Pond. The ponds are stocked multiple times per year with rainbow and brook trout. Resort ID required when purchasing permit or renting equipment. More information available here.
Winter: The resort has seven lifts, 82 acres worth of skiable terrain, and 14 trails - all available for night skiing. The trails are divided more or less equally according to difficulty level (beginner, intermediate, and advanced), so the resort area attracts skiers of all levels.
Private Lessons for all ages, adults group lessons and Theo's Cub Club (ages 7-12) are available in advance in addition to equipment rental.
The Massanutten Ski Lodge has been around over 50 years and boasts a Grab n Go Cafe located on the lower level of the lodge, Elevations Lodge on the second floor of the lodge, and Base Camp Bar & Grill right outside on a 5,000 square foot ski lodge patio.

Massanutten Family Adventure Park
Only 2-miles and 5-minutes away from the “A Frame of Mind” is the Massanutten Family Adventure Park.
Winter: The resort's snow tubing facilities within the Family Adventure Park are popular among families and passes regularly sell out. An ice skating ring is also available. The full-service spa and an indoor water park are perfect for those who don't want to brave the elements outside.
Spring / Summer / Fall: Family Adventure Park hosts a mega zipline, kids' adventure course, summer tubing, gem mining and kids' playland that is bound to keep your family busy & adrenaline-filled!
COMING SOON IN LATE 2025: Mountain Coaster with a total length spanning 3,380 feet and covers 2,156 feet of terrain with two 360-degree spirals along the track. Each ride lasts approximately six minutes and can reach speeds up to 25 miles per hour. The coaster features both single and double ridge tickets!
The Mega Zip dual racer offers 800 feet of heart-pumping plunge and is capable of reaching speeds of up to 30 miles per hour. Participants must weigh between 70-250 pounds and parent/guardian signatures are required for guests under 18.
The Adventure Course is geared for ages 12 and under and includes a burma bridge, log crossing, swinging vine bridge, net traverse, and a 100-foot zipline.

Massanutten Village Entertainment Center
Massanutten Village Family Entertainment Center is open daily weather permitting and features extreme fun for everyone, including Go Karts (single & double cars), bumper cars (single & double cars) and miniature golf. Located at 4030 Massanutten Drive, McGaheysville, VA 22840.
Only 5 minutes away and a 10-minute drive is the Massanutten Indoor & Outdoor Water Park. Get ready for non-stop thrills and water always heated up to 84° F. Slides, surfing, dining, games, shopping & more await you at the three-level entertainment complex! Hours & Rates available here.
Massanutten Golf
Massanutten boasts a number of world-class golf courses with tree-lined fairways, plenty of uphill and downhill counters, and gorgeous scenery at every turn.
The Mountain Greens Golf Course is known for its steeply terraced tees and fairways. The course’s tumbling topography provides a true test for those who want to master fairway speed and tight angles.
The Woodstone Meadows Golf Course is situated at the base of the mountain. Its open and picturesque fairways are good for novice golfers, yet offer skill challenges for experts.
Additionally, there is a driving range open daily and features 25 practice stalls and a grass hitting area. A short game practice area is also available, featuring a practice green, chipping area, and a sand bunker. Open daily 8am-7pm.
Try out something new with FlingGolf, an athletic and cool alternative to traditional golf. It's a new sport that combines golf and lacrosse, and has you whipping the ball down the fairways. Instead of hitting the ball with a club, a player flings a golf ball with a FlingStick. A good fling can travel over 200 yards! And all players need to carry is one very light FlingStick.

Shenandoah Valley
Another main attraction here is Shenandoah National Park, with over 519 miles of hiking trails, 70 overlooks, and the spectacular Skyline Drive, a 105-mile road that runs along the crest of the Blue Ridge Mountains.
Skyline Drive is one of the most scenic drives in the world located in Shenandoah National Park. With 75 overlooks, miles of trails, outstanding opportunities to see wildlife, and beautiful colors during the four seasons, it's a fantastic place to experience the outdoors in the Blue Ridge Mountains. Give yourself plenty of time to enjoy the drive as the speed limit along the entire route is 35 mph. More information available here.
The Shenandoah Valley is emerging as one of the country’s most exciting wine producing regions, and it is no wonder with the limestone soil, higher elevation, cooler nights, and less rainfall. All of this combines to provide some of the state’s best growing conditions. Many of the region's winemakers have received top recognition both state and nation-wide for the wines they are producing. All our members are excited to be part of this growing area and establish an award winning reputation.
A short 30-minute drive away is CrossKeys Vineyards, 125-acre, award-winning and one of the only 100% estate grown vineyards of the region. Start your day with lunch or brunch (on Sundays). The Bistro at Crosskeys Vineyards offers a menu that has been specifically developed to complement their wine. The charcuterie board, pimento cheese burger, and ravioli stuffed with fresh vegetables are must-trys! Visit their website for more information!
40-minutes away is Bluestone Vineyard, which is a must go for quality nationally recognized wine. Since 2011, the vineyard hosts live music and music bingo, and on Sunset Saturdays the tasting room is open until 8:30 p.m. for all to enjoy the beautiful Shenandoah Valley sunsets. Bluestone typically closes its gates at 6PM, so if you’re ready for dinner, plan to visit the nearby Dayton Tavern, just ten minutes down the road. Serving up savory options like homemade pierogis and hand cut premium grade steaks, this is the hearty meal you need after “tasting” wine all day.
A little bit further out is Shenandoah Vineyards (roughly a one-hour drive). Shenandoah is the second oldest operating winery in Virginia and the oldest in the Shenandoah Valley. On a hot summer day, make sure to try their rosé or sparkling rosé. Shenandoah Vineyards invites guests to pack a picnic lunch to truly spread out and enjoy the grounds — and a few glasses of rosé!

Enjoy a one-hour carriage ride along the scenic trails of Massanutten's Western Slope with Circle M Carriages. Available for all ages. Reservations required and can be made by calling 540-820-7467.
Woodstone Meadows Stable & Petting Farm is a 10-minute drive away where you can enjoy the experience of a leisurely guided trail ride along the base of the beautiful Massanutten Mountains. All of their horses are trail-wise and gentle, so even if you’ve never sat astride a horse, you will feel completely at ease. 30 minutes away are the Grand Caverns, the oldest show-cave in North America, celebrating over 200 years of guided tours. More information available at GrandCaverns.com.
45 minutes away are Luray Caverns, the largest and most popular caverns in the East! Open everyday of the year and located at 970 US Highway 211 W, Luray, VA 22835. More information available at LurayCaverns.com.
The Blue Ridge Parkway makes its way through the heart of Virginia's Blue Ridge Mountains. At 469 miles, this scenic drive winds along the Blue Ridge Mountains and offers visitors the opportunity to enjoy some of the best mountain views in the world. Our favorite breakfast and lunch sandwiches come from Mr. J’s Bagels & Deli (available on Uber Eats). They have three locations in Harrisonburg and one in Elkton.
Our favorite mexican food in the area is Tequila Modern Mexican (also available on Uber Eats). They are located at 1645 Reservoir St #185 in Harrisonburg.
