Hosting travelers like you is always a pleasure and we’re excited to help you get to know our home. We’ve compiled some valuable sightseeing tips and local insights in this guide, as well as our house rules.
Please confirm that house rules have been reviewed WITHIN 48 HOURS OF YOUR BOOKING. This is to ensure that if there is any reason the House Rules cannot be followed, you will have the option of cancelling without a booking penalty fee.
Within this guide, you’ll find everything necessary for a safe, fun & adventure-filled stay in our home. You’ll also find our contact details in case you need any assistance during your visit. Please don’t hesitate to reach out to us.

House Rules & Basic Information
CHECK IN: 4pm EST
CHECK OUT: 11am EST
We will send you check-in information including door entry code on the day of your arrival. If you want to request an early check-in or late check-out, we may be able to accommodate you for a $15 per hour additional fee. Please reach out to us, and we’ll do our best to arrange for you!

PARKING:
We have room for up to 4 cars in the driveway.
Massanutten does not allow parking on the street (you will be towed or booted at your own expense!).
The driveway is steep and requires 4WD in icy/snowy conditions. The remainder of the time, a 2WD is sufficient; however, may be challenging for some guests.
You may use the overflow parking next to the nearby community pool for parking during your stay.
In winter months, we recommend travel insurance as we cannot provide refunds due to weather/road conditions.
HOUSE RULES:
Kindly respect the check-in and check-out times. Late check-out will incur a fee.
Do not share access code with unregistered guests.
No parties or large gatherings.
Smoking is strictly prohibited within the home. Additional cleaning fee will be charged.
Respect neighborhood quiet time from 10pm to 8am.
Prohibited activities include the use of illegal substances.
Up to 2 pets are allowed with a pet cleaning fee of $75 per animal.
Ensure windows are closed and doors are securely locked when you’re away.
Please do not use indoor fireplace. Outdoor wood fires are not allowed in Massanutten; feel free to use the propane fire pit below the deck.
Drones are not allowed in Massanutten.
Please do not rearrange furniture.
Please note that you will be held liable for cost of any damages to the home and/or its furnishings.
INCLEMENT WEATHER:
Our driveway is steep so ensure your cars have 4WD if there is inclement weather expected during your stay. The remainder of the time, a 2WD is sufficient; however, may be challenging for some guests.
Shovel & ice melt are in the main floor master closet.
If it snows during your stay, we will clear the driveway and front/back decks on main floor after the storm has passed and as soon as it’s safely possible.
Please reach out to us if you need to request extended time for checkout or an extra night stay, and we’ll do our best to accommodate.

HOUSE GUIDE:
Pack & play, baby gate and high chair are in the main floor master closet.
Extra toilet paper is in the laundry room, and extra paper towels are in the pantry. Please let us know if you don't have enough during your stay.
A small handheld vacuum is in the laundry room, and there is a broom & dustpan in the main floor master closet.
Make sure to keep doors (including sliders) closed at all times and locked when you leave. Do not lock the bottom handle on the front door!
Owner's closet in upstairs king bedroom will be locked and should be kept locked at all times.
The upstairs kids room has stacked twins that can be taken off if you need three or four twin beds (versus two). They are heavy so please be careful moving and put them back when you leave.
Sheets and extra pillows for pull-out sofa are in the black cabinet in the main floor master bedroom.
Sheets and extra pillows for the extra twins in kids room are in the dresser drawers in the closet of that bedroom.
Fire extinguisher is located under the sink in kitchen.
Please acknowledge that occasionally, we may leave consumables such as condiments or snacks left behind by previous guests if they are not empty. We try our very best to ensure that it is not expired or stale. HOWEVER, ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. We do not take any responsibility for the consumables.
HOT TUB RULES:
5 people maximum at one time.
Maintenance comes weekly for hot tub. They may visit during your stay to ensure the water is clean & safe. They will only walk around back and please let us know if they are a bother.
Shower with soap and water before you come in.
Enter and exit the Hot Tub slowly.
Please no jumping or diving.
Do not bring glass in or near Hot Tub.
Do not use alcohol, narcotics, or medications.
Elderly persons must consult doctor before use.
Pregnant women should consult doctor before use.
Children must be supervised by an adult at all times.
Do not enter if temperature is over 104 degrees Fahrenheit.
Limit your soak to 15 minutes, and cool off before re-entry.
Anyone with heart disease, diabetes, high or low blood pressure or any serious illness should consult with doctor before entering the Hot Tub.
Please replace Spa cover after each use.
Please do not sit or lie down on the cover.
Please turn off jets after use.
Please do not use soaps or oils in Spa.
CHECKOUT RULES:
Kindly respect checkout time. Late check-out will incur a fee.
Place all used towels in laundry room.
Remove all used sheets and place in laundry room. Keep comforters on their beds.
Please load dishwasher with all dirty dishes and run before leaving.
Turn off all lights and unplug small appliances.
WINTER: Keep heat on & set thermostat between 66-68.
SUMMER: Leave the air on & set 78-80.
Bag up all trash and take with you. You can dump at MPOA Community Dumpsters located at 4003 Peak Drive in the back of the parking lot. A trash clean-up fee will be charged if you leave trash behind.
Lock all windows & doors and close blinds. Close both sliders. Do not lock handle on front door.
If you use the Blackstone or any extra sheets (two twins upstairs or pullout sofa) during your stay, please let us know.
